Farahi Group of Companies (the developer) is planning an exciting new high-density residential development on two vacant blocks of land they own at 530 & 540 Exmouth Street (situated between Exmouth Street and Highway 402), in Sarnia ON.
With the support of Siv-ik Planning and Design Inc., an Official Plan and Zoning By-law Amendment application is being prepared which would permit the development of two (2) new mixed-use buildings, each containing two (2) high-rise residential towers and a series of small-scale commercial spaces integrated into the base of the building (i.e., podium) at-grade.
We understand that change in neighbourhoods warrants conversation. This website provides an opportunity for those who are interested to learn about the vision for the site and to share their thoughts. The project team is committed to engaging with local residents throughout the process.

The preliminary concept plan prepared by Baird AE | Architecture & Engineering envisions the development of two distinct buildings that include a total of four (4) new 23-storey residential apartment towers, containing a total of 848 residential units (to be constructed in phases over time). A total of 1062 new parking stalls will be developed with the project, most of which will be “structured parking” that is integrated into the design of the base structure of the buildings. Approximately 9,000 square feet of new commercial space will also be developed within the base portion of the new buildings. The existing vehicular access point along Exmouth Street will be maintained and the development will utilize the existing network of vehicle circulation lanes that are already in place and serve the adjacent commercial developments (e.g., Shopper’s Drug Mart, Metro, etc.)
Once the required Official Plan and Zoning By-law Amendment Application is submitted, you will receive a formal notice from the City of Sarnia, notifying you of this application and inviting you to provide comments. At that time, you will be able to access the files from the "Speak Up Sarnia" projects page and be able to provide comments directly to the City Planner assigned to the file.
