/ABOUT THE PROJECT
Since the conception of this project in early 2022 and the recent rezoning approval, the characteristics of the housing market in London have changed significantly. In light of these changes, Royal Premier Homes (the developer) is considering a new concept for the site which involves the development of 28 new stacked townhouse units. The existing heritage building will continue to be preserved as a focal point for the development.
We understand that change in neighbourhoods warrants conversation. This website provides an opportunity for those who are interested to learn about the changes made to the concept plan since the previous Zoning By-law Amendment approval. The project team is committed to engaging with local residents at multiple points in the process.
Background
In January 2023, The City of London approved a Zoning Bylaw Amendment application for this site. The site was rezoned from a Residential R1 (R1-9) Zone to a Residential R5 Special Provision (R5- 7(30)) Zone.
The concept circulated at the time of the rezoning contemplated the development of two 3-storey townhouse buildings containing 10 units, and the retention of the existing single-detached heritage dwelling, totalling 11 dwelling units.
The developer has decided to pursue an alternate development for the site. This has resulted in an updated development proposal.

The reports, plans and studies that were submitted as part of the previous Zoning By-law Amendment process are also included below for your reference. The developer is required to submit updated reports and studies as part of the new Zoning By-law Amendment application. We will make these reports available to the public once they are complete.
