/ABOUT THE PROJECT
Background
1001221436 Ontario Inc. (c/o Royal Premier Homes) is the owner of an assembly of lands municipally described as 517-525 Fanshawe Park Road East and 1536 Geary Avenue, in London, ON. In March 2026, with the support of Siv-ik Planning and Design Inc., a Zoning By-law Amendment application was filed with the City of London for an 8-storey residential apartment building consisting of up to 299 dwelling units, with 216 parking spaces provided on site.
New Information
We have carefully reviewed the feedback received from residents, City staff, and local stakeholders. While we recognize that not everyone will agree on every aspect of the proposal, we heard several consistent themes from the community regarding neighbourhood fit, traffic, privacy, landscaping, and overall building design. In response, Royal Premier Homes has made a number of significant revisions to the proposal intended to enhance compatibility with the surrounding neighbourhood while continuing to provide new housing opportunities in London and ensure the viability of the project.
The revised concept plan envisions the development of an 8-storey apartment building containing up to a maximum of 273 dwelling units and 192 parking stalls.
To understand the key themes of feedback and the changes made to the plan, you can download the Community Feedback Summary and the Revised Concept Plan via the links below below.

/HOW IS MY FEEDBACK USED?
Feedback received through our outreach program will be used to inform our understanding of the local context and, where possible, shape some elements of the design of the project. We acknowledge that change is difficult and that no outcome will satisfy all interested parties completely. As such, the project team cannot integrate everything suggested by our neighbours and the community at-large. However, we commit to:
-
Providing you with quality and up-to-date information about the project.
-
Helping you to understand how you can participate in the process.
-
Asking for your thoughts and perspectives.
-
Sharing what we have heard and our team’s response to it.
